Clemson University – Student Housing
The student housing project at Clemson University is one of six projects in Aspen Heights Fund (2013), LP a partnership in which Silverado invested with Aspen Heights. This is the development of a 605 bed cottage-style student housing development in Clemson, SC. It is a 45 acre site and is approximately 1.5 miles from the Clemson campus. The site is located within one mile of Clemson Boulevard, the university’s main entertainment district.

Clemson University has seen strong enrollment numbers over the past several years and the occupancy of student housing surrounding the campus has benefited. Over the past two years off campus student housing has been nearly at 100%. The product type of off campus housing ranges from run of the mill apartment complexes to luxury lakefront condos. Rents have also seen an upswing over the past two years and the market is expected to continue to perform well over the next several years.

Undergrad enrollment has increased an average of 2.65% annually since 2007.
